The role is offering between £14-£16,000 and the candidate must be 17th edition electrically qualified to be able to undertake maintenance on the site. You will contribute to the customer service experience through the provision of repairs & maintenance including; decoration; plumbing; supervision & planning of works carried out by contractors and general maintenance


Job Description

We are currently looking to recruit a Facilities Assistant, who will be looking after a student accommodation site in Selly Oak. The role is offering between £14-£16,000 and the candidate must be 17th edition electrically qualified to be able to undertake maintenance on the site.

Key Purpose to the Role

To contribute to an excellent hospitality & customer service experience through provision of the highest standard of repairs & maintenance delivery including; decoration; cyclical maintenance; supervision & planning of works carried out by external contractors and; grounds maintenance activities.

Key Tasks

1. To provide an excellent customer focused service delivery:
* Communicate effectively with customers, clients and colleagues; demonstrating a clear understanding of the issue and using initiative to respond accordingly
* Maintain a focus on delivering services within agreed budgetary & resource parameters
* Consistently provide value for money solutions to all facility related services

2. To provide an effective hard & soft facilities management service:
* Maintain records of site operation in an accurate and structured way
* Carry out fire alarm tests, risk assessments, fire evacuations and other health & safety activities as required on a site specific basis
* Administer all property maintenance & other records in accordance with MPM policies & procedures
* Maintain adequate levels of spares, stock and supplies, ensuring effective forward planning
* To respond to calls outside office hours which cannot be resolved without a presence on site referring to appropriate contractors as necessary

3. To ensure the property is well maintained in high functioning, safe and secure manner:
* Undertake repair and maintenance tasks to a high quality including plumbing; joinery and carpentry; painting/decorating; maintenance of lighting and; required statutory testing
* Understand and respond to health and safety matters in an appropriate & timely manner
* Monitor sub-contractors and retain accurate records of their site operations.
* Ensure all common parts of the site are maintained to the highest standards of repair & cleanliness.

4. To ensure the effective provision of gardens and grounds maintenance:
* Ensure the gardens and grounds maintenance to the property are well maintained, clean, tidy and hazard free, supervising external contractors as required
* Establish in partnership with line manager, the site cleaning regime including; performance specification; daily schedule of work and; refuse disposal arrangements

5. To ensure all aspects of Health & Safety are delivered & monitored:
* Manage & maintain all statutory testing records
* Supervise annual testing including; PAT and gas safety
* Report any incidents or accidents to the Senior Facilities Manager using the correct system and documentation
* Update risk management system as required
* Undertake contractor appraisals and ensure all method statements & safe systems of work are appropriate & complied with
* Assessment of sites on HHSRS basis annually

6. Project Supervision:
* Supervising Contractors/Suppliers executing minor works contract on site
* Carrying out any supervisory tasks regarding projects as directed

Academic Qualifications

Essential: Basic O'Level Qualifications and 17th edition electrical qualification
Desirable: Technical Qualifications (City Guilds, PAT, H&S, First Aid, Plumbing, electrical certificates)

Job-specific Qualifications

*Contractor & Supplier Supervision skills.
*Ability to determine cost effective solutions to repairs
*Awareness of H&S requirements on site
*Ability to implement QA system under supervision

Essential
*Relevant experience in providing building fabric/building services repair and maintenance
