Property Manager/Assistant Building Surveyor

*Location: Lyndhurst, Hampshire
*Salary: £29,052 - £32,422.
*12 Month Initial Contract

The Role Involves:

*Working alongside our experienced Building Surveyor/Property Manager by supporting the newly developed policies and procedures across the South of England Forest District. Can you deliver on improvement? If so, we would like you to help achieve this using your technical and management skills.

*You will be the first point of contact for expertise and knowledge, working with Area Land Agents regarding their property inspections and condition reporting and supporting the development of district management plans relating to the job role.

*Supervising the Works Supervisor and Admin Officer for Property Management, communication with in house staff, 3rd party stakeholders and building occupants.

*Manage SLA's and framework contracts/contractors

*Responsible for procuring new and additional service provisions to achieve work delivery and contract management/administration.

* The first 6 months will be focussed on service and utilities; statutory compliance assessment and remedial works maintaining expenditure budgets and reporting.

*Direct existing works and AO support to departmental delivery of tasks

*Planning of planned and preventative maintenance programmes

*Contract management of existing service providers and working with the building surveyor, renew Framework Contracts.

*Travelling will be expected of a 60 - 70 mile radius of Southampton







The successful candidate will ideally offer:

*Professional qualification (Degree or Higher level diploma) in building surveying and/or property facilities management.

*Either Assoc.RICS or MRICS with experience of property defects, rectification and property management.

*Applicants will be considered who have passion and drive and hold significant experience of property management/ utility and services knowledge with a proven ability to identify and implement defect repairs.

We would like you to have knowledge/experience of the following:

*Business Sustainability and Energy Monitoring

*Building Utilities and services delivering assessment, improvement and periodic management practices

*Landlord/Tenant agreements and licences (repairing obligations and impact of responsibilities and liabilities)

*H&S Legislation (Asbestos, Legionella, Electrical System, Fire Safety Management, IOSH or NEBOSH certification).

*Heating systems and Solid Fuel system management

*Contract management/administration and Tender Process Delivery

*Specification writing and cost forecasting
