The Role
The Facilities / Estates Manager role has primary responsibility for the operational management of the world class estate, its listed heritage buildings and all associated facilities and contracts as well as inputting into our ambitious program of Masterplan projects. Working to high Professional standards, to ensure regulatory compliance and continuity of business operations, you will provide site-related knowledge to the Group-wide Estates Service, as well as providing a source of subject matter expertise to a range of stakeholders at the site. The Facilities / Estates Manager will assume a hands-on managerial role, working one weekend a month and occasional Bank Holidays and evenings, to reflect the 7-day visitor operation. The Facilities / Estates Manager will help to build the reputation for excellence by maintaining and supporting the development of the historically significant buildings and structures on the museum site.

Key Deliverables/Accountabilities
The Facilities / Estates Manager role will be responsible for;

*Ensure provision of buildings and facilities that are safe, compliant, that meet the needs of the national collection and museum visitors in line with Group Estates strategy.
*Ensure legislative and regulatory compliance in all systems and procedures around building design and use, plant, equipment, electrics and systems, highlighting any potential risks and mitigating actions with the *Head of Group Estates.
*Management of all estates facilities and maintenance contractors and service providers to ensure contracts meet the needs of the museum and deliver best value for money.
*Lead and manage the museum Estates team to ensure the highest standards of work are attained with responsibility for all day-to-day line management, rostering etc.
*Be responsible for ensuring that the conservation, planned preventative maintenance and reactive maintenance of the museum's heritage buildings and structures is planned and delivered.
*Deliver improvements and change that support the Group's estate strategies.
*Be responsible for ensuring that the operation, the planned preventative maintenance and reactive maintenance of the museum's building management systems and all other facilities plant equipment is planned and delivered.
*Work closely with the Gallery Maintenance Manager to ensure that all work is covered, particularly where work has elements of crossover between the functions
*Oversee the museum's energy strategy to deliver efficiencies in energy use and negotiate contracts with energy providers (gas, water, electricity) that offer best value for money, working jointly with other museums in the Group where beneficial.
*Responsibility for managing all building leases, contracts and the maintenance and development of essential building records and data.
*Project management of capital Estates improvement projects
*Management of the Estates budget and quarterly reforecast.
*Oversee provision of suitable office accommodation for all staff and volunteers, ensuring all user requirements are met
*Where required, support the achievement of essential consents such as Planning, Listed Building, Advertising, Building Control, etc
*Responsible for museum's waste strategy and management of the recycling and waste contracts, working jointly with other Museums in the Group where beneficial.
*Responsible for all property, buildings and infrastructure as a member of the museum's core Crisis Management Team
*Provide local site knowledge and subject matter expertise to the Masterplanning process and applications for capital project funding.
*Provide excellent customer service, answering all visitor queries in a polite and helpful manner and offering similar levels of service and professionalism to staff and volunteers.

Line Management and Budget Responsibility
The Facilities / Estates Manager will;
Directly line manages a team of 5.
Indirectly line manages: supervision of volunteers as required
Contractors: management of contractors when on-site
Budget Holder: responsible for all team staff and non-staff budgets
Responsible for budgets up to £1m.

The Candidate
The ideal The Facilities / Estates Manager will have;

*Demonstrable experience of Facilities / Estates management, preferably within the cultural sector and/or buildings of historic interest
*Proven experience of leading and managing a team to deliver high quality outcomes
*Demonstrable experience of management of project/departmental budgets
*Demonstrable experience of directing capital projects
*A working knowledge of building construction, materials, M&E systems and fabric.
*Demonstrable understanding of the issues and complexities of managing a diverse estate including listed building status and conservation requirements.
*Knowledge of building regulations, H&S legislation and construction law
*Knowledge of fire regulations
*The undertaking of surveys, audits and the production of reports.
*Relevant technical background in Estates, facilities management, engineering or building surveying.
*Strong project management skills gained through demonstrable successful delivery of a range of projects of different sizes
